Notes on Price: There are 2 options:
1) Buy the farms outright, or
2) Become a 50% partner with present owner to assist to develop the property into a 5-star game lodge offering an exciting African game experience in a unique Eastern Cape setting. Both prices are on application.

Location:
This farm is situated in the Eastern Cape, just off the main road between Port Elizabeth and Johannesburg. It is close to the town of Paterson, and adjacent to the Addo Elephant National Park. It is only about an hours drive from the coastal city of Port Elizabeth.

This part of South Africa has the advantage of being completely malaria-free. It is a truly stunning and unspoilt part of our country.

Description:
The centre of the farm is situated in a valley that has a horseshoe formation, with the entry to the farm being situated at the open end of the horseshoe. The farm then stretches in all directions into mountain ridges. From one of the ridges there are beautiful views of the Addo Elephant National Park, with the Indian Ocean in the background. On a clear day or night the city of Port Elizabeth is visible.

Water:
There is ample water on the farm for the game.
The Krom River runs through the centre of the property. A weir could easily be built across the river, thus creating a lake.
2 strong bore holes occur on the banks of the river.
There are also 10 earth dams and 3 cement dams.
There are 4 fountains situated in the higher lying areas of the farm.

Further dams could easily be built in any of about 14 valleys- these would provide additional water for the game, as well as provide suitable areas for look-out points, bush camps, picnic spots, etc

Vegetation:
The highest lying areas are mixed grasslands and "fynbos"- the natural indigenous vegetation of the area. The north-facing slopes are covered with Afromontane Forest which is exceptionally rare, and only occurs in scattered pockets of the Eastern Cape. Afromontane consists of yellowwood, milkwood and other indigenous trees and bush. Savannah grassveld is also present, which is sweet and makes excellent grazing for zebra, wildebeest, impala, and other species of buck.

Game:
Quite a number of species of buck and antelope inhabit the farm- kudu, springbuck, impala, and blesbuck. On the mountain slopes are small buck such as duiker and steenbuck. Other wild life include monkeys, baboons and the occasional leopard. There is also a wide variety of bird species.

Infrastructure:
A thatched lodge is currently being built which includes a main building and 2 separate buildings, comprising of 9 en suite rooms. There is Oregon pine flooring through out the lodge. 100 yr old sneeze wood poles and stones from the farm have been used to create magnificent chimneys and other unique features.

The main building has 4 en suite rooms, TV room/study , guest loo and open plan lounge, kitchen and dining leading onto a large veranda with beautiful scenic views of the valley. The building is double volume and the dining area has a mezzanine level which can be used as second lounge/reading area. There are Jetmaster fire places in the TV room and lounge/dining area. The kitchen has an original aga stove installed as well as a separate scullery area. There is a built-in stone braai on the veranda.

The second building consists of 3 en-suite rooms, and open plan lounge, kitchen area and a Jetmaster fireplace, with stone detail.

The third building has 2 en-suite rooms with a lounge area and large fireplace and veranda.

The farm is in the process of being game fenced.

The gravel road, leading to the farm and running through the farm to the neighbouring property, is of good quality. The entire farm is crisscrossed with smaller roads and pathways, some navigable for standard vehicles; others only suitable for four wheel drive vehicles.

Future Developments:
Discussions between the owners of this farm and the management of the Addo National Park have taken place. Negotiations between them could result in a possible arrangement whereby game fences could be removed, and farm management shared. This is quite common practice with game farms that border National Parks, and can be beneficial to both parties.

Tourist Attractions in the Area:
This stunning part of the Eastern Cape is extremely popular with local holiday makers and overseas tourists. They are attracted to the area by the Addo Elephant National Park, the Shamwari game reserve, the Bushman's Sands Golf Course (designed by Gary Player), and a nearby farm which offers charter flights and walks with elephants.

Port Elizabeth is also tourist hub- it is one of the top tourist destinations in the country, and boasts beautiful swimming beaches on the warm Indian Ocean.

This spectacular farm is ideally situated in an already tourist-rich area. But it maintains its unique appeal as pristine, unspoilt, peaceful and tranquil- creating the perfect African wilderness experience.
