Location: This stunning game farm is situated 50 km from Adelaide in the Winterberg region, 70 km from Fort Beaufort, 270 km from Port Elizabeth and 250 km from East London.
Description: The farm consists of 3 title deeds and 3 houses and is perfect for eco-tourism! The farm is currently used as a stock farm but has great potential to be a diverse game farm.
This farm borders on the strong flowing Koonap River, which forms the southern boundary of both properties, with the Winterspruit forming the division between the 2 properties. The farm has beautiful fertile valleys on the riverbanks with very high quality grazing on the hills and mountain slopes with high carrying capacity grassed plateaus.
The 3 homesteads are spacious, and although they need maintenance, form a very good basis to be developed for tourist accommodation. This scenic farm with beautiful flat areas, hills, slopes, plateaus and strong flowing streams has great potential for ecotourism/game or commercial livestock. The beautiful forested ravines on the mountain slopes are ideal for lodges etc.
Rainfall: 600 mm per annum with snow falls in winter on the mountain peaks resulting in strong flowing river streams and underground water.
Topography, Climate and Vegetation: The farm is situated in a low- lying river area with hills, slopes and plateaus. Altitude is approximately 900 meters above sea level rising to 1500 meters on the plateaus. There is a very healthy malaria-free climate with pleasant summers. Winter days are pleasant with frosty nights with occasional snow on mountain peaks.
Grazing: Sour grassed plateaus with mixed veldt on slopes and sweet grass/karoo on the flats. Shrubs and some ancient forest ravines, (yellowwood, stinkwood, olive etc;) and lots of soft river veldt.
Carrying capacity: 5 hectares per large stock unit on the veldt and 3 hectares per large stock unit on the lands.
Camps: 28 camps with water supplied from springs, river and earth dams.
Lands: - Approximately 10 hectares can be irrigated divided into 28 camps. - Approximately 12 hectares "Smutsuingen" pastures and approximately 12 hectares lucerne. - Approximately 18 hectares self-gravitation with draglines and the balance being flood irrigation. These lands can be developed or put to pastures, which will form natural grassed areas ideal for game viewing and supplementary feed during the breeding season. - Ideal for game and or livestock.
Water supply: The strong flowing Koonap River and the Winterbergspruit with springs and a large earth dam of 150 000 cubic meters of water.
