Location:

This game and stock farm is situated in the Eastern Cape, in an area known as Seven Fountains. It is approximately 38 km from Grahamstown, which has excellent shops, a hospital, and well-known educational and cultural institutions. It is also about 100 km from the coastal city of Port Elizabeth.

This is a completely malaria-free area, and there is a Big-5 game reserve nearby.

Description:
This farm is well suited to game farming/eco-tourism and stock farming.

This farm includes a high-lying plains area that is situated in the fertile Seven Fountains "rain belt". Cows are currently grazing the natural grass on this land which is arranged into large camps.

About 300 hectares of the property comprises deep forested kloofs and valley bushveld. There is excellent road access (4x4 only in wet weather) into the kloofs which are interlaced by streams and a profusion of indigenous trees including yellow woods, milkwoods, cabbage trees, etc. There are also high points affording panoramic views over the kloof areas.

Another striking feature of the farm is a large dam on a river. This dam and the river provides the farm with about 1km of water frontage suitable for recreational use (boating, fishing, etc).

The perimeter fences, which include about 4km of game fencing from neighbouring farms, are in good condition. The condition of the internal fencing is fair.

Water:
There is ample water on the farm and no water shortage has been experienced. Water for current farming operations is pumped from a large dam. Domestic drinking water is tapped from a rain water tank.

There are a number of additional dams on the property, most of which offer good fishing (bass and kurper). There are also a number of boreholes not in use, including a strong borehole with submersible pump that is not in current use but which can be activated by request to Eskom.

The infrastructure for irrigating 15 ha of lands is also in place but not in use.

Electricity:
The farm has Eskom 3-phase and 1-phase electricity.

Carrying capacity:
200 LSU with calves

Natural game:
There is abundant game and birdlife on the farm. The following game occur naturally:-
 -  bushbuck
 -  duiker
 -  grysbok
 -  blesbok
 -  cheetah (recently seen)
 -  leopard (signs of them in kloofs)
 -  bushpig
 -  jackal
 -  lynx
 -  baboons
 -  otter
Birdlife include fish eagles and Knysna loeries.

Alien vegetation:
Over the past 7 years the current owner has been systematically clearing the farm of black wattle, which is now limited to a few small areas. Complete eradication of this alien could be achieved with reasonable ease.

Farm house:
The farm homestead is a spacious house of approximately 400 mē. It is structurally sound, but needs some TLC. It comprises the following:
 -  4 bedrooms, main en suite
 -  living room (lounge/dining)
 -  family room
 -  kitchen, with pantry
 -  office, or additional bedroom
 -  spacious covered veranda
 -  swimming pool (needs attention but
    no leaks and filter and pump working)
 -  concrete tennis court (needs significant
    surface and fence repairs)
The house is set in a pretty garden.

Outbuildings:
 -  large shed in in good condition- approx
    25m x 15m
 -  garaging for 6 vehicles
 -  old school building, used as staff
    housing for 2 families

Dairy:
This farm was previously used as a dairy farm.  As a result, it could easily be reinstated as such, with about 35m x 15m under roof, 9-point dairy, and 2 cooling tanks: 2500 litre and 1500 litre.

The ideal location of this farm, with its magnificent scenery, its striking kloof areas, river and dams and the abundance of natural game and birdlife, make it an exciting investment opportunity. This property could be developed and expanded to include a number of eco-tourism activities. The dairy operations could also be kept and expanded upon, as this is a good source of additional income, especially with the dairy prices expected to continue to increase.
